About This Tool

The TDS on Property (Section 194IA) Calculator computes the TDS applicable on the purchase of immovable property (other than agricultural land) from a resident seller. Under Section 194IA, the buyer must deduct TDS at 1% of the sale consideration (or stamp duty value, whichever is higher) at the time of payment. This is applicable if the sale consideration exceeds ₹50 lakh. The buyer must deposit TDS using Form 26QB and provide Form 16B to the seller.

Frequently Asked Questions

Who deducts TDS under 194IA?

The buyer of the immovable property is responsible for deducting TDS — not the seller. Buyers who fail to deduct/deposit TDS face penalty equal to the TDS amount and interest at 1.5% per month.

Is TAN required to deposit TDS on property?

No. Unlike other TDS sections, TDS under Section 194IA is deposited using the buyer's PAN (not TAN) through Form 26QB on the TIN-NSDL portal.

When must TDS under 194IA be deposited?

TDS must be deposited within 30 days from the end of the month in which TDS was deducted. Form 16B must be issued to the seller within 15 days of the due date for filing Form 26QB.

Does TDS apply on agricultural land purchase?

No. Section 194IA does not apply to agricultural land. However, land near urban areas may not qualify as agricultural land — check the definition under the Income Tax Act.
